What does it mean to have an individual lease?
Individual leasing means that each person is only responsible for their portion of the unit lease or bed. If your roommate ends up not coming back for the spring semester, you are not responsible for their payment.
Instead of an individual lease, is it possible to have one lease for the entire unit?
At Lorenzo, all tenants over the age of 18 are required to sign a lease. Individuals residing in the same unit may be able to sign a single lease depending upon the circumstances. For further information regarding whether a single lease may be available, please contact the Lorenzo leasing office at 213-863-4307.
What is included in the rent?
At Lorenzo, the rent includes cable, high speed wireless internet throughout the property, electricity, gas, sewer, trash, water, a designer furniture package, access to all of our amenities and a wonderful staff that is there to help you anytime you need them.
What furniture is provided?
Lorenzo apartments are fully furnished with beds, drawers, a desk and desk chair. In the living room area, there is a sofa, an oversized chair, coffee table, end table, entertainment center and a kitchen table with chairs. The kitchen has all designer stainless steel appliances, including a frost-free refrigerator with ice maker, gas ranges, a built in microwave oven, a multi-cycle dishwasher, a double stainless steel sink with a disposal, spacious pantries and a washer and dryer.
Can I bring my own furniture?
Why would you? All units come fully furnished, all you need to bring is your accessories.
What happens if I have roommate issues?
The Lorenzo provides roommate matching as a convenience to residents. All residents fill out a standard roommate matching form. Unfortunately, roommate compatibility cannot be guaranteed. If you have a roommate dispute, a Resident Life Manager can meet with all roommates to provide a neutral space and assist with finding an appropriate resolution.
What happens if I don't end up going to school and I need to break my lease?
The Lorenzo lease is binding and does not provide grounds for termination. Subletting is prohibited. Relets are subject to a relet fee. Please contact the Resident Services office for additional information on reletting.
How do I pay my rent?
Rental installments are due on the 1st of each month. For your convenience, the Lorenzo offers several ways to submit your monthly rental installments.
- FREE ACH PAYMENTS: One-time or Automatic ACH Payments via the Resident Portal: www.TheLorenzo.com/residents (Routing Number and Checking Account Required)
- Payments to the office or by mail in the form of personal check, cashier check, money order. Please print legal name and unit number on payments. Mailing Address: Lorenzo Accounting Department 325 W. Adams Blvd Los Angeles, CA 90007.
- Credit Card Payments by Phone including Visa and MasterCard: 1-888-744-0026 (Processing Fee $30.00) Please obtain your account number from the resident portal or the Resident Services office.
What is the difference in a co-signer and a guarantor? What is the guarantor agreeing to? Does it affect my credit?
Lorenzo requires a guarantor with each lease signed. Sometimes a resident can be his/her own guarantor by fulfilling a few requirements. If the resident cannot fulfill the requirements, then a guarantor is necessary. A guarantor is unconditionally guaranteeing the full and timely performance of all the resident's agreements in the lease, including rent payments, late fees, property damage, etc. By utilizing a guarantor as opposed to a co-signer, the guarantor will not be affected by any issues caused by the resident.
How close to campus are you?
Lorenzo is half a mile from the USC campus! That's 5 minutes on bike and a 10 minute walk.
What safety precautions do you provide?
While we can never guarantee anyone's safety, we do make every effort to provide a comfortable community for our residents Lorenzo is a gated community and controlled access facility that offers on-site courtesy officers that patrol the complex.
